Oak Farms Dairy Sold, to be Redeveloped into Large Mixed-Use Site

Dallas-based Cienda Management LLC and its affiliates have purchased Oak Farms Dairy as part of a major redevelopment in southern Dallas as part of Mayor Mike Rawlings’ GrowSouth economic development initiative.
The group of investors has bought 12 properties within three miles of the Oak Farms Dairy tract over the past 15 years in preparation of this redevelopment. Cienda bought the 15.58-acre tract from Southern Foods Group, a subsidiary of Dallas-based Dean Foods, on May 6. Terms of the deal were undisclosed.
The property – which is near Interstate 35E and Colorado Boulevard – is zoned for more than 1,000 housing units and more than 600,000 square feet of commercial space that could be as tall as 20 stories. The investment group say the mixed-use plan could include hotel, office, residential, retail and entertainment uses.
If plans move through as expected, the group says the tract, which has been home to a dairy plan since the 1930s, will be ready for new developments starting in May 2015. The site will have proximity to the $2.5 billion Trinity River Corridor project, the $800 million Horseshoe Project, the new streetcar line and other up-and-coming development surrounding the growth of southern Dallas.
Cienda has hired Dallas-based Good Fulton & Farrell to help look at development options for the project.
